TRANSFER PROCEDURE OF PROPERTY IN BAHRIA TOWN:

 

The Transfer Procedure of Property in Bahria Town; whether a plot, home, shop, apartment or complete plaza is very simple and straight forward. (The transfer procedure is same for all projects of Bahria Town.)

Once the sale price has been agreed upon by the seller and purchaser. A sale agreement is signed between the two parties, either directly or via the Estate/Property Dealers. An advance (bay’ana) is given to the seller, the same mentioned in sale agreement while the remaining amount is paid on the agreed date of transfer. Listed below are the documents required by each party.

Documents required from Seller for Transfer of Property in Bahria Town projects:

  • Original Allotment Letter OR Transfer Receipt if Allotment Letter not issued
  • CNIC (Original is required for presentation in Bahria Town’s Office on the day of transfer)
  • Two passport size photos of Seller
  • NDC (No Demand Certificate) – applied for usually by the Estate/Property Dealer on behalf of the Seller

Documents required from Purchaser for Transfer of Property in Bahria Town projects:

  • CNIC (Original is required for presentation in Bahria Town’s Office on the day of transfer)
  • Two passport size photos of Purchaser
  • CNIC Copy of Nominee (Blood relative; to whom the property will be transferred after death of the Purchaser)
  • Transfer Set (usually prepared by Estate/Property Dealer on behalf of the Purchaser through ‘affidavit vendors/stamp farosh). The transfer set includes following documents:
    1. Bahria Town’s Application Form for Transfer – duly filled;
      CNIC copies of Seller, Purchaser & Nominee attached.
    2. Undertaking by the Purchaser (on Stamp paper of Rs. 100)
    3. Affidavit by the Seller (on Stamp paper of Rs. 20)
  • Original Transfer Fee Deposit Slip

Process on the day of Transfer in Bahria Town Office:

  1. Deposit Transfer Fee.
  2. Take token of concerned counter.
  3. When the turn comes, submit all documents on the counter.
  4. The counter person concerned will first call the seller, who will sign required documents in front of the concerned counter person. The seller’s photograph will be taken at the spot.
  5. Then the purchaser will be called, who will sign required documents in front of the concerned counter person. A photograph is taken on the spot as well.
  6. Then a Transfer Receipt is given in case of General Transfer. The Allotment Letter can be received in 7-10 days.
